    Stage 1: What’s in stall?

    The construction phase is making excellent progress with Stage 1 already 40% leased. The site is conveniently located near the Tullamarine freeway and nearby arterials, making it easily accessible with just 15km to the Melbourne Airport, and commuters travelling the Craigieburn railway line. As of September 2016, our tenants BP Petrol Station and Oporto restaurant have officially moved in. A vehicle Repair workshop (Bob Jane T-Mart) and a Convenience restaurant is next on the agenda.

    Stage 2: It gets better

    Stage 2 of the development will include Medium-sized Bulky Goods tenancies, offices for medical and health related businesses. Individual features of these retail spaces consist of:

    The project comes after the state governments $1.8 billion pledge to improve the living conditions of the western suburbs. This multi-billion-dollar package, aims to include upgrades to the northern suburb roads in a bid to minimise congestion and accidents in Melbourne’s west.

    Minister of Roads Luke Donnellan says that due to the west experiencing a growth spurt, areas including Roxburgh Park and Pascoe Vale Road will see major changes and jobs opportunities for people.

    The new BP Petrol Station is already up and running and is attracting more residents than ever before, with an ongoing customer base. The BP station measures at 694 m², a large canopy consisting of six columns and 24 fuel dispensers as opposed to the 7-Eleven nearby, which has four columns. The service station is situated in an idyllic location, sitting less than 2km away from the Meadow Heights Shopping Centre and giving residents more options to choose from. Having a Bob Jane T-Marts workshop is an exceptional item for the community of Coolaroo. At 341.7 m², this exciting new store will be at the centre of all the things vehicle related. The quick stop-over will see many residents visiting the new precinct as the one stop auto shop for repair, adding suitability for nearby residents.

    To spice things up

    The new Oporto is located on the south bound side of Pascoe Vale Rd. This site is being developed as a multi user site with shops and retail, offices, food and beverage, a supermarket, café and other offerings. This new development will benefit the public due to its location being right next to the Pascoe Vale main road where hundreds of commuters travel every day.

    Having a fast-food outlet like Oporto will see a huge transformation in the Northern suburbs. Its current location is adjacent the BP Petrol Station and will soon feature an even more flashier precinct for residents. The project, which commenced in July 2016 finished in late December.

    Why Coolaroo?

    Coolaroo is the star for all things up and about. According to the 2011 census, Coolaroo’s population was at 3,261, and in 2015 it rose to 3,404. Coolaroo is sparkling due to recent housing constructions posing an abundance of potential to established residential and industrial area. Owning a house in Melbourne’s middle and inner-west suburbs could soon reach a whole new level where house ownership is predicted to grow 5 per cent.

    The mid-range for owning a house in Coolaroo is approximately $315,256 which indicates a capital growth of up to 10.49 per cent in the last three years and 1.12 per cent last year. Houses in Coolaroo are inevitably rising more than the average person could imagine. It takes a little more than a quarter of year before houses are bought in the local market by home buyers residing in the suburb of Coolaroo.

    As part of the Hume City Council, Coolaroo is sub-suburb just shy of down town Broadmeadows. It is also neighboured by surrounding suburbs Campbellfield and Dallas, Meadow Heights, and with Somerton and Roxburgh Park just next door.

    A 15 minutes’ drive just up the infamous Sydney road is all it takes to reach Craigieburn Grassland Nature Conservation Reserve. The Craigieburn Nature Reserve is 340 hectares and just 25km from Melbourne and is situated East of Merri Creek and mainly between O’Herns Rd and Craigieburn East Road, Craigieburn. These grasslands are home to many endangered plants and rare animals that the Victorian Government plans to preserve.

    The Pascoe Business Park is conveniently positioned nearby transport facilities with approximately 750 meters to the Coolaroo train station. With the Melbourne Airport, nearby, residents can take the 901-bus service from Melbourne Airport to Frankston.

This exciting centre is crafted with retail outlets and is remarkable addition to the community and the growing northern residential precinct.       Right next to the “out of business” Masters Coolaroo. They also agreed this was a good location for retail. This section of Pascoe Vale rd is a bad location for small business parks due to poor traffic management and heavy congestion. Good luck to any businesses that attempt their luck at this location.
